Builder shall construct and/or sell a house on property in accordance with NKY BIA industry standards, subject only to tolerances and deviation customary in the building industry and provide that in the even the Builder is unable to obtain from its usual or customary source of supply the exact materials specified, Builder shall have the right to substitute materials of similar pattern, design, and quality. Builder reserves the right to make changes in the house for such purposes as mechanical installations, building code requirements, normal architectural designs improment and related items.
